31ST NATIONAL CONVENTION OF SUBDIVISION AND HOUSING DEVELOPERS ASSOCIATION

Celebrating a milestone in the
housing industry, the 31st National Convention of Subdivision and Housing
Developers Association (SHDA) in Cebu City was a success! With over 300 active
attendees, this convention sets a new record to have the biggest number of delegations.
The theme of this year's
convention is 'Lokal Na Bai: Building Nationwide Growth through Regional Development,'
transformed the event into a hub of innovation and inspiration. It was a
two-day convention from October 5 to 6, 2023, at Radisson Blu Hotel in Cebu
City participated in by different developers from all over the country,
suppliers, housing related industry and real estate industry players. Its
purpose was not just to discuss different issues and concerns in housing
industry, policy updates and development in housing industry but also to ignite
a spark of creative innovations.
Brought together in this event
were the prominent figures from the government sector, including Congressmen and
Mayors from various cities. Hon. Sen. Joseph Victor “JV” Ejercito, Chairman of
Urban Planning, Housing, and Resettlement Senate Committee of the Philippines, graced
the event expressing his gratitude for the role of SHDA in the passing of the
DSHUD Law.
Secretary of the Department of
Human Settlement and Urban Development, Sec. Jose Rizalino L. Acuzar, was also
present in the event, unveiled the flagship program of the President Ferdinand
"Bongbong" Romualdez Marcos Jr. the Pambansang Pabahay Para sa Pilipino
(4PH) program. It envisions to provide adequate and decent housing for the
Filipino people, Acuzar stated “it is a
core human right, it is something that the government believes in and upholds
because every Filipino deserves a safe space where he or she seeks shelter and nourishes
their hopes for a better tomorrow”.
This program aims to build millions of housing units annually to meet
the country’s housing needs or fill in the housing gap.
In an exciting turn of events,
Ms. Mary Ann Raganit the Director of Infrastructure and Service Industries
Service Philippines Board of Investments announced a significant news for the
industry. The BOI approved the price ceiling for mass housing from 2M to 3M -
Memorandum Circular No. 2023-005 “The Amendments to the 2022 Strategic
Investment Priority Plan (SIPP) and its Specific Guidelines in relation to Mass
Housing will become effective immediately after the publication in a newspaper
of general circulation”. - The Board of Investments (BOI) has heeded the call
of most developers to raise to P3 million from P2 million the threshold price for
a low cost housing unit that would be granted government tax incentives and to
extend the income tax holiday (ITH) availment period from four years to six
years. With the increased price ceiling, the BOI has also adjusted some of its
requirements to qualify for the incentive under Memorandum Circular 2023-005.
It now requires developers to deliver 100 livable units in a single site or
building from the previous requirement of 20. -

The convention also provided
creative ideas and inspirations in real estate industry as Engr. Slater Young,
the CEO of Litecrete Corporation and 8990 brand ambassador and the designer of
The Rise at Monterazzas, Mr. Hanky Lees of the The Henry Hotels and Mr. Kenneth
Cobonpue a multi-awarded industrial designer imparted their invaluable
experiences and advices, inspiring the audience with their success stories.
They emphasized that business is all about quality and the eagerness to show
your ingenuity, creativity and simplicity thus making it easy for buyers to
buy.
The two-day convention, ending
on Friday, October 6, highlighted the housing industry’s priorities of the new
administration. Delegates discussed how regional development is the key factor
in building a progressive nation.
